Las Vegas is sometimes called " Sin City " due to the popularity of legalized gambling, availability of alcoholic beverages any time of the day or night, various forms and degrees of adult entertainment, and legalized prostitution. In nearby counties, Nevada law prohibits prostitution in counties which have large populations. The nickname favored by local government, promoters of tourism, and any Las Vegas realtor, is "The Entertainment Capital of the World."

Having been late to develop an urban core of any substantial size, Las Vegas has retained very affordable real estate prices in comparison to nearby urban centers; the median house value was estimated to be $137,300 during 2000. Consequently, the city has recently enjoyed an enormous boom both in population and in tourism. As of 2001, the greater Las Vegas metropolitan area is the fastest growing population center in the United States .

Las Vegas 's incorporated population of 478,434 is an understatement of the city's recent population boom, as much of the greater Las Vegas metro area is unincorporated. The Las Vegas Valley metropolitan area is home to 1,583,172 residents according to the county's 2003 estimate.

Communities

Ask any Las Vegas realtor and he or she will say Las Vegas , Henderson , and North Las Vegas are home to many beautiful communities. The attractive amenities offered by Las Vegas master planned communities are popular with families. The most sought after master planned communities are Summerlin in the northwest and Green Valley in nearby Henderson . Other notable communities include Southern Highlands in the southwest part of town and Aliante in North Las Vegas .

Green Valley Ranch is a 1,310-acre community composed of a mix of gated, custom, and single family neighborhoods. More than 200 acres are dedicated towards community amenities: parks, schools, a library, a recreation center, and much more, all conveniently located near the 215 for easy access to all parts of the city. The beautiful Green Valley Station casino provides entertainment with bars, food establishments, movie theaters, and gambling.

Summerlin is located along the western rim of the Las Vegas Valley . Homes in the area encompass all price ranges and styles ranging from single family detached homes to townhouses and condominiums. Summerlin is home to several major parks, golf courses, shopping centers, schools, medical centers, cultural facilities, and a Summerlin Trail System.

Another choice community favored by a Las Vegas realtor is Southern Highlands , located in the southwest part of the Valley. It is the newest addition in the Las Vegas area with two distinct regions, The Estates and The Villages.

The Estates is a guard gated community with custom homes from one-half to one acre. In addition, semi-custom homes are available. The Estates is home to Southern Highlands Golf Club which has a 220-acre private golf course, co-designed by Robert Trent Jones, Sr. and Jr.

The Villages consists of various single family neighborhoods, pricing starting in the $200,000s.

Enjoy Mother Nature

Another reason people are flocking to see a Las Vegas realtor and moving to the area, besides the live entertainment of the city, is the spectacular sights and sounds of the natural landscape for recreational enjoyment.

Examples include:

  • Hiking in Red Rock State Park , just minutes west of the city, maybe 20 minutes from the strip.
  • Valley of Fire , about 45 miles northeast of Las Vegas , featuring some of the most spectacular rocks, colors, canyons, and vistas your eyes have ever seen.
  • Lake Mead Recreation Area. Most people cannot believe the size of this lake. Even on the busiest holiday weekend with every boat launched, it hardly makes an impact on a lake so huge you can drive along its shores for a time longer than it would take you to go across town.

A look into Las Vegas's future

Richard Lee, with First American Title, predicts that 25 years from now, you'll see 30 to 40 new high rise residential structures in Las Vegas that you don't see today. Lee says the urban-suburban condominiums will appeal to locals. Projects in other parts of town will be designed to attract different segments of the condo market.

2005 is expected to see other major changes in the housing market. The Las Vegas realtor is saying apartment to condominium conversions are red hot, and an increase of home buyers moving into apartment conversions that they closed on is predicted.
